Through this site we market properties for sale and rent, let landlords and tenants manage tenancies, rent payments and maintenance requests through online portals, sell landlord subscription plans and service fees, and connect buyers, tenants, landlords and agents. Property listings are supplied by property owners and are inspected and verified by us before publication, but the final agreement for any property is made directly between the parties and documented by us in writing.

By using the site you accept these terms. If you use the site on behalf of a company or organisation, you confirm you have authority to bind that organisation. If you are an individual, you confirm you are at least 18 years old or have your guardian's consent.

Keep your password confidential and tell us promptly if you suspect unauthorised use of your account. You are responsible for activity carried out under your account. Give us accurate information and keep it up to date — especially the email address your rent reminders and notices are sent to.

You must not misuse the site. In particular, you must not:

• use the site unlawfully, or for fraud, spam or harassment;
• submit false listings, false tenancy applications or misleading information;
• infringe our or anyone else's intellectual property;
• interfere with the site's security — including introducing malware, probing or scanning for vulnerabilities, or scraping content in bulk;
• use our AI assistant to create illegal content, deepfakes, hateful content or malware, or to attempt to bypass its safeguards.

Landlord subscription plans and one-off service fees are sold through our online reseller Paddle.com. Paddle.com is the Merchant of Record for those orders and handles payment, subscription changes, cancellations, tax and invoicing. Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns.

For payment, billing, tax, cancellation and refund mechanics, Paddle's Buyer Terms apply: paddle.com/legal/checkout-buyer-terms. Rent and service-charge payments in naira are made to us directly by Paystack, bank transfer or as agreed in your tenancy agreement, and are recorded in your rent ledger.

We grant you a limited, non-exclusive, non-transferable right to use the site and your chosen plan's features. You may not reverse engineer the site, resell or redistribute its content or data, or circumvent the limits of your plan. You keep ownership of content you submit (listings, photos, tenancy documents); you give us a limited licence to host and process it solely to provide the services.

Our live chat assistant is automated. It may produce inaccurate or incomplete answers, and its replies are general information, not professional advice for legal, tax, investment or construction matters. You are responsible for what you type into it and for verifying anything important with our office before acting. We may remove abusive content and restrict accounts that misuse the assistant; rights holders can report infringing content to thewestendconsultinglekki@gmail.com and we will act, up to suspending repeat infringers.

The site is provided "as is". We do not guarantee that it will be uninterrupted, error-free, or that every listing remains available — properties are sold and let subject to availability. To the fullest extent permitted by law, we disclaim implied warranties of merchantability and fitness for a particular purpose.

The site, its software, design, text and branding are owned by The Westend Consulting Ltd or our licensors and are protected by Nigerian and international law. You may view and print pages for your own use; any other copying or commercial reuse needs our written permission.

To the extent permitted by law, we are not liable for indirect or consequential loss — including lost profits, lost data or lost goodwill — arising from your use of the site. Our total liability to you under these terms is capped at the fees you paid us in the 12 months before the claim (or, where no fees were paid, the fees at stake in the transaction concerned). Nothing in these terms limits liability for fraud, death or personal injury caused by negligence, or anything else that cannot lawfully be limited.

You agree to compensate us for claims made against us that arise from content you submit, your unlawful use of the site, or your breach of these terms.

We may suspend or end your access to the site or your account if you materially breach these terms, fail to pay amounts due, create a security or fraud risk, or repeatedly or seriously breach our policies. You can stop using the site at any time. If your access ends, you can export your data on request for 30 days; after that it is deleted or anonymised, except records we must keep by law.

These terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Lagos State have jurisdiction over any dispute, without affecting any mandatory consumer rights in your country of residence.

• Assignment — you may not transfer your account or rights under these terms without our consent. We may transfer our rights as part of a merger or sale of the business.
• Force majeure — we are not liable for delays caused by events beyond our reasonable control.
• Changes — we may update these terms; continued use after a change means you accept the updated version.
